Dobie Mall Management and Leasing Changes
Dobie Mall is now under new management. Effective June 1, 2006, Campus Advantage, Inc. will provide management services for the mall and residential tower and will be the exclusive broker for the mall.
Over the next few months, you will begin to see changes in the mall that will provide for an updated look. An announcement will follow in future weeks with a time and date of the unveiling of the conceptual drawings for the new look.
Dobie Mall is an eclectic mix of stores and services that serve the student community. This two story mall is located at the base of the Dobie Center Residence Hall, the largest off campus residence hall in Austin. The Residence Hall maintains an outstanding reputation and once again this year, is expected to be fully occupied with 910 residents. During the summer, the area remains active as the Dobie Tower is host to thousands of students attending camps hosted by UT. The usual daily population of the building, including staff, is 1,000 people.
Other important demographic features of this area include:
· Approximately 70,000 students, faculty, and staff that populate the university on a daily bases during the regular school year
· 36,000 office workers within a 12 minute walk or 3 minute drive
· 25,000+ cars per day cross the intersection of Guadalupe and 21st Street.
The mall enjoys an outstanding location at the corner of 21st Street and Whitis Avenue. This is one of the three primary routes for vehicular and foot traffic onto the campus from the densely populated West Campus area or from Guadalupe Street. This intersection is the only one between MLK Boulevard and 26th Street that has a signal control and that allows left turns from all directions.
Dobie Mall currently has the following spaces available:
Suite 150, 6262 square feet. This is formerly the space for University Federal Credit Union. It has offices and teller spaces in place. This is one of the higher visibility spots in the mall, with street access at the corner of 21st and Guadalupe. It also has mall access.
Suite 142, 4755 square feet. This space is located on the northeast corner of the mall, at the corner of Whitis and 21st street. It has direct access
Suite 144, 1495 square feet. Near Whitis Avenue entrance.
Suite 152, 570 square feet. Street access from Guadalupe and access from the mall.
Suite 248, 1039 square feet. Currently finished as office space. Entry to space from main Whitis Avenue entrance.
Suite 264, 550 square feet. Across from the food court. Corner, high exposure area by elevators with a large amount of glass storefront.

Suite 236, 1000 square feet, fully ventilated
Suite 220, 1150 square feet, fully ventilated
Suite 222, 4343 square feet, not ventilated
